What is tokenized real estate?
Tokenized real estate splits ownership of a property, or a claim on its income, into blockchain tokens that can be bought in small pieces and transferred.
Tokenized real estate is property ownership, or a financial claim linked to property, represented as tokens on a blockchain. Instead of one buyer owning a whole apartment, the property or the entity that holds it is divided into many units, each recorded as a token. It is one form of tokenization, which applies the same idea to stocks, funds and bonds.
How does tokenized real estate work?
Most projects do not put a land title directly on a blockchain. A common setup places the property in a company or trust, and the tokens represent shares in that entity or a right to its rental income and sale proceeds. A platform handles identity checks, sells the tokens, and keeps a register of who holds them.
The token is only as strong as the legal arrangement behind it. A holder needs to know whether they own part of the building, part of a company, or a contractual claim.
Is tokenized real estate a security?
In the United States, often yes. SEC Commissioner Hester Peirce stated in July 2025 that tokenized securities are still securities, and that blockchain does not change the nature of the underlying asset. A token offering a share of a property's profits, managed by someone else, typically fits that description, which means federal securities rules on registration or exemptions apply.
Peirce also flagged tokens issued by third parties that hold the underlying asset. Such tokens can carry counterparty risk, and a token that gives no legal ownership of the underlying asset could be treated as a different product altogether. The broader test is covered in is crypto a security, and the parallel case of shares in tokenized stocks.
How does Dubai real estate tokenization work?
The Dubai Land Department (DLD) launched a pilot on May 25, 2025, through a platform called Prypco Mint, developed with the Virtual Assets Regulatory Authority, the Central Bank of the UAE and the Dubai Future Foundation. According to the DLD, the pilot let UAE ID holders buy tokenized shares of ready properties from AED 2,000, with payments in dirhams rather than crypto. Four days later, the DLD announced a Property Token Ownership Certificate after the first project sold out within a day to 224 investors.
The DLD projects that tokenized property could reach about 7% of Dubai's real estate market by 2033, around AED 60 billion. Gulf News reported in February 2026 that a resale marketplace was opening, letting eligible UAE residents trade their stakes. Wider regulation is covered in how crypto is regulated in the UAE.
What are the risks of RWA real estate crypto?
Real estate is one of the main categories of real-world assets, or RWAs, being put on blockchains. Tokens do not remove property risks such as vacancies, repair costs or falling values. Resale markets may be thin or limited to approved investors, and holders depend on the platform and property manager staying solvent and honest.
Rules differ by country and change often. Check the regulator or a qualified professional for your own situation.
