Can you pay rent with crypto?

You can pay rent with crypto only if your landlord or a payment app supports it, and in most cases the coins are converted so the landlord receives dollars.

You can pay rent with crypto, but only where a landlord or a payment service has set it up. Most renters who do it use a platform that takes bitcoin or another coin from the tenant and pays the landlord in ordinary currency. Direct payment from a tenant's wallet to a landlord's wallet is possible, but only if the landlord agrees.

How do rent payment apps that take crypto work?

The common model is conversion at the moment of payment. CoinDesk reported that ManageGo, a New York rent processing platform for landlords and tenants, let tenants pay in bitcoin, litecoin or ether. It used Coinbase's API to convert each payment into US dollars straight away and passed the dollars to the landlord, without holding the crypto itself.

Property management apps have announced similar plans. Livly, a resident app for apartment buildings, said it planned to accept bitcoin and ether for rent while landlords would still receive dollars. Plans like these do not always launch on schedule, so renters usually check what their own building's portal actually offers.

Can you pay rent with bitcoin through a bill pay service?

Some crypto companies offer general bill payment. BitPay's Bill Pay page lists rent and mortgage among the bills its wallet app could pay from bitcoin, ether and other coins. As of October 2026, that page says the service was paused from December 26, 2025, with no confirmed date to resume. Availability of services like this can change quickly.

Another route is a crypto debit card, which spends from a crypto balance wherever a card is accepted. If a rent portal accepts card payments, the card can be used there, subject to the portal's own fees and limits. Our guide on how crypto cards work explains the mechanics, and can you pay bills with crypto covers other household bills.

Is paying rent with stablecoins becoming more common?

Interest is growing, but adoption is still limited. In January 2026, Propmodo reported on a Texas homebuilder with a token that rewards renters in crypto, and noted that property managers are often reluctant to change rent systems that already work. In July 2026, The National reported a crypto executive's forecast that UAE renters could pay landlords in stablecoins within six to nine months, while a regulator there said bank participation was still the missing piece. That was a prediction, not a launch. For background, see what is a stablecoin.

Do you pay tax when you pay rent with crypto?

In the US, the IRS treats crypto as property. Using it to pay for goods or services is an exchange, so you compare the value of what you paid for with your cost basis in the coins. Any difference is a capital gain or loss, even when the payment is routine, like monthly rent. Keeping a record of each payment's dollar value at the time makes reporting simpler.

Rules differ by country and change often. Check the tax authority or a qualified professional for your own situation.
